Thanks for the quick reply.
Textures I think. I've modelled a building in ADT, done the roof using roof slabs with profiles for fascia & soffits. I put the fascia & soffits on a new layer in ADT display properties, this has allowed me to add seperate materials in Viz Render. I've then created new material in Viz using a .bmp of a dark grey concrete roofing tiles. The fascia & soffits render well but the main roof which should appear dark grey is rendering the washed out red coulour?!

Also I attached 'sitework/paving-ashphalt to path and similar to road. They look ok'ish in veiwport, but get smoothed out on rendering.

thats down to your lack of experience.

max is rendering every thing as per normal - as per your specifications and instructions. what you havent done is fine tune your instructions to get the best out of it.

first off you need a bigger map, you need to understand bump mapping, you need you understand the material editor better, you must know about material filter maps and AA filters, you need to know how the material editor works to your advantage. and you must know generally how a render will turn out with reguard to the distance/angle you are from a rendered plain.

as i say, what you've rendered is perfectly expected. you must now fine tune to sharpen things up and get things looking more real.

I found this recently. It's a teachers FULL class notes if you need to teach yourself. Note however that this is for 3DSMax...not VIZ....but if I'm correct, Viz is just a stripped down version of Max. You'll find info in here about the material editor.
